WHAT IS THE BONDING CAPACITY OF THERMCON, INC.?
While final bonding capacity depends on contract terms, our general capacity is $75 million per project. However, we are flexible and can explore more cost-effective approaches to managing financial risk based on project needs.
ARE YOU CURRENTLY TAKING ON PROJECTS?
Yes—we’re always open to supporting our existing customer base and forming new partnerships. That said, we take care to first understand each client’s needs to ensure expectations can be met—or exceeded.
WHAT IS YOUR PREFERRED PROJECT SIZE?
We can work across a wide range of projects sizes bringing significant expertise and value to both small and larger projects alike however, Thermcon was established with mid size projects in mind. Whether its an expansion to an existing facility or conversion of existing building, or new speculative building, our ability to self-perform Thermal and Refrigeration activities allows us to perform with control, efficiency, and agility so as to assure customer expectations are not only met but exceeded. Our large project experience combined with our lean leadership and overhead model allows us to service customers at the highest level for a competitive cost.
WHAT IS THE CURRENT READ ON INDUSTRY/MARKET CONDITIONS?
Conditions remain fluid. Ongoing tariff discussions may affect pricing and availability of materials like steel, aluminum, and wood. These impacts often trickle down to broader construction materials. While it’s difficult to quantify exact effects, it’s smart to plan for initial cost increases and possible procurement delays.
WHAT LEAD TIMES ARE CURRENTLY OBSERVED FOR SERVICES PROVIDED?
Lead times vary by scope and phase. As a general guide:
Preliminary Napkin Budget = 48-72 hours from receipt of basic conceptual scope
Concept Design = Contingent on project size, from authorization to proceed and basic customer inputs, we can complete a concept level package (20-30%) in approximately 4-6 weeks for a mid-size project.
Permit-Level Design = From authorization to proceed and completion of Concept Design and we can develop a permit/bid-ready set of documents (60-70%) in approximately 4-6 weeks for a mid size project.
Construction Documents = Construction documents are generally developed concurrently with the permitting process, and an additional 2 to 3 weeks post-permit issuance for a mid-size project.
Timelines are dependent on project complexity and client readiness.
WHAT ARE THE CURRENT CRITICAL PATH CONSIDERATIONS FOR PROJECT PLANNING?
Key considerations include evolving material availability, permit review timelines, and procurement delays due to ongoing supply chain shifts. Early engagement and proactive scheduling are essential to stay on track.
WHAT MATERIAL LEAD TIMES ARE CURRENTLY OBSERVED?
Lead times vary by trade and material, but common challenges include steel components, HVAC units, and specialty refrigeration systems. We recommend consulting our team during preconstruction for the most accurate and up-to-date insights. Approx lead times for key materials modeled on mid-size and complexity project and from date of approved submittals are as follows:
Structural Steel Mill & Fabrication = 12-14+/- weeks
Joist & Decking = 16-20+/- weeks
Insulated Metal Panels = 12-14+/- weeks from approved submittals
Roofing Materials = 10-12+/- weeks from approved submittals
Specialty Doors & Windows = 12-14+/- weeks
Dock Equipment = 16+/- weeks
Conveying Equipment =
Refrigeration Equipment (Freon) = 10-12+/- weeks
Refrigeration Equipment (NH3 / CO2) = 18-20+/- weeks
Main Switchgear = 26-34+/- weeks
Power & Lighting = 12-16+/- weeks
*Fluid economic conditions such as those surrounding recent tariffs, can significantly impact cost and time with little notice. It is strongly recommended that availability all critical path materials be checked and tracked so as to avoid undesired impacts to a project schedule.
